The colorful leaves and cooler temperatures aren’t the only changes in the air. The real estate market in Lee County is also shifting. This fall, more homes are on the market, providing a unique landscape for both buyers and sellers. According to the Lee County September 2026 Residential Report, the number of homes listed surged, offering new opportunities and challenges. Let’s look at the details to understand what this could mean for you.
The surge in listings
In September 2026, Lee County saw a substantial increase in homes listed. Compared with last year, listings jumped 40.6%, rising from 601 in 2025 to 845 in 2026.
Auburn, in particular, experienced a 54.3% increase, with listings climbing from 278 to 429. Meanwhile, Opelika saw listings rise 15.8%, from 240 to 278. This trend is consistent with the Alabama REALTORS Association’s report, which noted an 8.5% increase in active listings statewide.
Of Lee County’s 601 total listings, 208 were new listings and 393 were existing listings, referring to homes that were already on the market. Auburn’s 429 total listings included 99 new listings and 330 existing listings, while Opelika’s 278 total listings included 67 new listings and 211 existing listings.
A closer look at what’s behind the numbers
Furthermore, as of today, 479 of the homes listed in Lee County are new construction. Measured against September’s countywide total of 845 listings, that means roughly 57% of the homes on the market are newly built.
In other words, much of the growth in inventory we’re seeing in Auburn, Opelika and across Lee County reflects the steady pace of new development in our area, not simply existing homeowners deciding to sell.
What does this mean for buyers?
For potential homebuyers, more homes on the market means greater choice and less competition, including more opportunities to find a new construction home. The expanded inventory lets buyers shop around, compare options and possibly negotiate better deals.
However, with more choices comes the need for a strategic approach. Understanding local trends, such as the specific increases in Auburn and Opelika, can provide a competitive edge.
What does this mean for sellers?
For homeowners considering selling, the current market conditions present a prime opportunity. With more homes on the market, sellers can leverage the increased demand to their advantage. And for sellers of an existing home, it’s a good reminder that pricing and presentation matter more than ever, since your home may be competing with new builds.
Additionally, pricing competitively and highlighting unique property features can also attract interested buyers.
Summary
The increase in homes on the market this season signals a dynamic real estate environment. Whether you’re looking to buy, sell or simply stay informed, understanding these trends is key to making informed decisions.
