Pepperell Mill’s redevelopment in Opelika is set to transform the historic site. Spanning approximately 40.98 acres within the picturesque Pepperell Village Historic District, this project, known as The Mill, is set to introduce a vibrant mix of living, working and recreational spaces.

About the project

Ideally situated off Pepperell Parkway on First Avenue, near the Cunningham Drive intersection in Opelika, The Mill initiative hopes to bring the community together in a thoughtfully designed environment.

With an anticipated capital investment of about $125 million over the next decade, The Mill aims to create a dynamic space that caters to various needs. Residents and visitors can look forward to a mix of single-family homes, townhomes and commercial facilities that will contribute to the growth and sustainability of Opelika.

What to expect

The plan for Pepperell Mill’s redevelopment in Opelika outlines a diverse array of housing and commercial options, including single-family lots, townhome lots, office and retail spaces, multi-use buildings, food and beverage venues and community amenities. 

According to reports, there are currently 327 residential lots in the plan. More specifically, The Mill will feature 24 lots of 50 feet and 43 lots of 40 feet. Additionally, 111 townhome lots will offer convenient modern living options for those wanting a low-maintenance lifestyle.

Furthermore, six single-story office or retail buildings will create new opportunities for local entrepreneurs and businesses. Also included in Pepperell Mill’s redevelopment in Opelika are eight three-story buildings designed for multi-use purposes.

Continuing with the plan, two dedicated spaces will focus on food and beverage venues for exciting culinary experiences for the community. Finally, the plans propose community amenities, such as a clubhouse and event space.

The Pepperell Mill redevelopment will occur in multiple phases, allowing for a structured approach to construction and minimizing disruption to the community. The property is primarily divided into two sections.

First is the commercial and multi-family section. This area along First Avenue covers approximately 17.35 acres, including 163,750 square feet of commercial space and 1.1 acres of open space for both business and relaxation.

Next is the residential section, encompassing approximately 23.63 acres. This section will focus on creating an active residential community, with about 1.4 acres of designated open space for parks and recreation.
