
The first day of summer is at the end of the week, but before we wrap up spring, let’s see how our local real estate market did last month. Check out the latest statistics and figures from Lee County’s May 2025 Residential Report.
More listings hit the market in Lee County and Opelika.
Home buyers in Lee County and Opelika enjoyed a boost in local listings to choose from last month. Lee County’s inventory rose by 19.5%, or 109 listings, year-over-year, with 667 listings in May 2025 versus the 558 houses on the market in May 2024.
In Opelika, 223 homes were on the market in May 2025, while 166 were listed in May 2024. That’s a 34.3% increase in inventory!
Auburn had no change in housing inventory year-over-year.
Furthermore, Lee County’s May 2025 Residential Report showed no change in the number of homes listed in Auburn year-over-year. In May 2024 and 2025, 342 properties were on the market.
Month-to-month, there was a notable shift in listings. Listings decreased by 4.2%, going from 357 in April to 342 in May.
More properties sold in all areas.
This statistic shows it was a busy spring! Lee County, Auburn and Opelika each saw an increase in properties sold by more than 50% year-over-year.
More specifically, 82 more properties sold in Lee County in May 2025 than in May 2024 for a 51.9% increase and a total of 240 properties sold. In Auburn, 128 properties sold last month, representing a 58.0% increase.
Opelika saw the largest increase at 66%, with 83 properties sold in May 2025 compared to 50 sold in May 2024.
Listings spent more time on the market in Lee County and Auburn.
Some home buyers may have enjoyed a slight advantage with more time to look for the right listing in Lee County and Auburn. In May 2025, houses in Lee County spent an average of 70 days on the market, which is an increase from 65 days in May 2024, reflecting a 7.7% rise.
Auburn, meanwhile, had a slight increase at 1.5%, jumping from 67 days to 68 days in a year.
Properties in Opelika spent fewer days on the market.
However, properties in Opelika saw a 21.2% decrease in average days on the market, going from 99 in May 2024 to 78 in May 2025.
The average sold price showed slight variations locally.
Finally, another interesting trend from Lee County’s May 2025 Residential Report was the slight variations in average sold prices. To clarify, the average sold price for Auburn decreased by 1.8% and Opelika decreased by 1.3%, while Lee County showed a slight 0.7% increase.

Auburn condos had ups and downs.
Finally, Auburn condos had a few ups and downs, including a 55.9% increase in listings year-over-year. In May 2025, 53 condos were listed, a jump from 34 listings in May 2024. The average sold price increased by 1.3%, going from $291,986 last May to $295,721 this May.
What decreased? The average days on the market! For a 22.6% change, condos in Auburn spent 24 days on the market in May 2025 versus 31 in May 2025.
