Month-to-month residential sales rose at the lake.
For starters, Lake Martin’s March 2025 Residential Report shows an increase in residential sales. In February, 35 properties were sold. By March, this number increased to 53, marking a 51.4% rise.
Please note that “residential sales” include existing single-family homes, condos and new construction properties.
The average sales price increased year-over-year.
The average sales price for waterfront property on Lake Martin increased by 1.0% from one year ago. In March 2025, the average sales price was $673,102 compared to $666,653 in March 2024.
However, month-to-month, the average sales price in March decreased by 24.7% from February’s $894,254.
There were more listings to choose from.
Year-over-year and month-to-month inventory rose in March 2025. In March 2024, 308 units were listed, which is 90 more listings than before, representing a 29.2% increase. In February 2025, 353 units were available. Thus, inventory rose by 12.7% month-to-month.
Listings spent more time on the market.
With more inventory and an increase in the average days on the market in March, buyers could see more leverage opportunities in negotiating. In March 2025, properties spent an average of 147 days on the market—a 48.5% increase from March 2024’s 99 average days!
